Building a custom home in Miami involves more moving parts than any other construction project. Our process is designed to keep you informed at every phase and remove the stress of managing dozens of trades and inspections on your own.
Site selection review, survey, soil test, and architectural plan development. We coordinate with your architect or help you engage one. Engineering drawings, MEP plans, and material specifications are finalized before a single permit application is filed. Zoning compliance, setback reviews, and HOA approvals are managed in this phase.
Building permit submission to Miami-Dade or Palm Beach County building departments. Permit review typically takes 6 to 14 weeks in South Florida. Once approved, we mobilize: site clearing, erosion control, underground utilities, and foundation work begin. Footings, stem walls, and slab-on-grade or elevated foundation systems are inspected at each stage before proceeding.
Framing, roof structure, windows and exterior doors, plumbing rough-in, electrical rough-in, HVAC ductwork, insulation, and drywall. Each trade is sequenced to avoid conflicts and minimize rework. Owner walk-throughs are scheduled at framing completion and again at rough-in inspection. Tile, cabinetry, flooring, paint, and fixture trim-out follow in sequence.
Final building inspection, HVAC commissioning, plumbing pressure test, electrical panel sign-off, and certificate of occupancy issuance. We conduct a full punch-list walk with you before handing over keys. All manufacturer warranties, equipment manuals, and a closed permit record are delivered at handoff.
