Each project type requires a different approach. We don't treat a historic Grove bungalow the same way we'd treat a Kendall subdivision. We work with Coconut Grove's unique lot configurations, mature tree coverage (and the permitting required around it), and older utility infrastructure. We pull permits with the City of Miami Building Department and know the Tree Preservation Ordinance inside out.
Full and partial renovations of Coconut Grove's older homes, including kitchen gut-outs, bathroom overhauls, master suite additions, and structural reinforcement. We preserve exterior character while delivering modern interior function.
Tear-down and rebuild projects on Coconut Grove lots. We handle tree surveys, arborist coordination, Miami Building Department permits, and deliver architecturally distinct new construction that fits the neighborhood.
The Grove splits into three distinct construction zones. North Grove is bayfront estates and pre-war Mediterranean Revival on large lots, with strict tree canopy protections. Center Grove is mixed-use loft conversions and townhomes near CocoWalk and the Sailing Club. South Grove is 1950s through 1970s ranch and bungalow stock on quieter streets like Tigertail and Battersea. Every renovation here is permitted through the City of Miami Building Department and most projects trigger Tree Preservation Ordinance review before a single root is touched.
